October 2016 Garden Club/Cult

Gardening since May, my longest stretch. No apps planned for the rest of 2016.

I've not settled on anything as far as closures or PCs yet, but if Platinum is improved and/or Prestige is improved/offers me retention, I might PC my CSP to a Freedom Unlimited.

I also got a lousy rewards promo from Barclaycard. They're making my Arrival almost as good as my base Sallie rewards for Q4.

So far I've been app free since last December, and I am now in the market for something whether it be another card, car loan or a mortgage. In terms of credit cards, there is nothing popping out to me yet but I'm on edge to see what they are going to do with the Platinum card if they rumors are true.

Yeah I thought about getting a car in the beginning of the year but I was going to get a mortgage to start my real estate portfolio. I mean other than the fact that the credit cards were horrible, I wanted to get ready in case I wanted to go for this.

App free since July. If everything goes right with the job situation, I may upgrade to a larger vehicle (all wheel drive SUV or something along those lines), No credit card apps planned, and I permanently opted out through the mail last September. Nothing even remotely tempting to apply for at this point, just work on what I have now, Add one more useful bank card (a travel/points card, maybe CSP, Venture or AMEX,) then probably stop there.

Yes, while people tend to get very excited over the promos from Barclay, they're generally not that big of a deal. Usually just extra points on random categories which don't represent large spend segments for most people. Last year I recall people posting in sheer excitement over the promo and it was something like 2x on toy stores.

As far as the garden I'm staying put through the end of the year. It's becoming easier.

Don't read too much into this, but I know some people who work for BOA and there are rumors of BOA releasing a new, annual fee based travel card, presumably so that they have a high end travel card. Whether it will be any good or not, who knows. I don't know any details as far as whether it will be transferable points and such. Guess we just have to wait and see, and wait and see what Amex does. As a side note, although I like BOA, they do not typically release groundbreaking cards so I would not expect anything mind blowing.

Amex - working on my 2 months for my 3x CLI request at the beginning of November. Nothing else stands out. I've thought about the Hilton Surpass that just came out with a 100k bonus, but want to stay away from AF cards for the time being. I'd wait until after my CLI request anyway.

Chase - over 5/24 for the foreseeable future.

Citi - over 8/65 until November.

Really nothing else that would be worth it to me out there.

When did 8/65 become a thing, and what are the details? Or you just mean you generally have a lot of new accounts, and aren't referring to some new rule?

So this would be a residence you'd occupy? A flip? Commercial or residential income property?

Keep in mind that life happens, and landlords need to have a lot of cash available for potential repairs on short notice. Also, any extra payments on a mortgage are (usually, depending on the exact terms) most effective in the early years of a mortgage. If you decide to buy real estate with a mortgage, but can't pay cash for a car, I'd suggest deferring the purchase of the car a while. Buying property will involve enough short-term drains on your cash. Use debt conservatively in good times, and the probability of a major loss in bad times is greatly diminished.

    No more than 1 Citi credit card application within 8 days
    No more than 2 Citi credit card applications within 65 days
    This applies to both personal and business cards, combined
    There is also an additional restriction for Citi business credit cards – no more than 1 Citi business credit card within 90 days

They also use "too many recent inquiries" as an excuse to deny apps, so in that regard, they're stricter than Chase.
